1. Check-In/Check-Out
Check-in: 4:00 p.m. EST or later
Check-out: 10:00 a.m. EST or before. We will not issue refunds for early departure.
Check in and Check Out times are strictly enforced to ensure the property is properly cleaned prior to the arrival of the next guests. Please ensure you vacate in time as a courtesy to our next guests.

2. Early Check-in and/or Late Check-Out
If there are no pending reservations for the unit you may be able to arrange for an early check-in and/or a late check-out. Please contact us in advance for arrangements.

3. Smoking
Smoking is prohibited in the unit, on the roof deck, on the stairways and in the pool area. If the Guest does smoke, they can do so in other areas outdoors but are responsible for discarding all smoking debris appropriately. Any residual signs of smoking indoors will incur additional charges.

4. Pets
If it is found that the Guest has an animal in the property they will need to vacate the rental property immediately and forfeit all previous payments for that particular stay

5. Rental Payment
Once your booking request has been accepted, a down payment equal to 30% of the total rent including all fees and applicable taxes is due. Please contact the owner to discuss your method of payment. The remaining 70% is due within 30 days of your arrival date. Reservations made within 30 days of arrival require payment made in-full at the time of booking.

6. Damage Waiver
A damage waiver of $55 is collected at the time of booking. This is to cover any accidental damage by the guest above normal wear and tear. The damage waiver fee is non-refundable at the end of your stay.

7. Taxes
Vacation rental properties are subject to Florida’s state and local resort tax totalling 12% (7% State and 5% Tourist). The amount of tax is collected as part of your booking.

8. Cancellation Policy
If the guest pays the full balance on time, they receive a 50% refund of the total cost if they cancel at least four weeks before check-in. In the event the Guest cannot fulfil the Rental Agreement, no subletting or assignment by the Guest is allowed without prior consent from the property owner.

9. Inclement Weather
No refunds will be given in the event of hurricanes, tropical storms or any inclement weather. Should a hurricane or tropical storm threaten the area the National Hurricane Center and local governing officials will announce evacuation procedures. In the event of a voluntary evacuation (the Guest decides on their own to leave), the Property Owner is not required to provide a refund. It is recommended that the Guest arranges their own Travel Insurance for the duration of their stay.

10. Construction Policy
In the event of demolition, remodelling or construction, including but not limited to commercial, residential, roads and bridges, beach reclamation and re-nourishment, conservation efforts, and utilities should occur in the proximity of the Guest’s rental property before or after a reservation is confirmed and/or during the Guest’s stay, the owner cannot be held responsible for any inconvenience this may pose and no refunds or relocations will be made. All such activity is governed by ordinances of the island municipalities and strictly enforced.

11. Cleaning Fee
A cleaning fee of $100 is automatically included in the reservation fee at the time of booking. During their stay, the Guest is responsible for the cleanliness of the property. Please ensure that laundering of linens is kept up to date and that only one set requires laundering at the end of your stay. In addition, if the Guest uses an outdoor grill, they are responsible for cleaning it and leaving it in a usable condition for the next guest. Daily housekeeping is not included in the Rental Agreement; however, the owner can assist in arrangement of the service, upon the Guest’s request. In this instance the Guest is responsible for all fees associated with the daily housekeeping service and must submit payment at the time of scheduling.

12. Linens
The property is furnished with an appropriate amount of linens and towels, including beach/pool towels. Prior to check-in, the owner’s representative completes an inventory of linens and towels. Upon check-out, the owner’s representative will do the same inventory.

13. Keys
On the day of departure ensure storage area and roof deck keys are left in the unit. Please ensure the keypad entry system is locked securely.

14. Pool
The condo association rules are that the pool closes at sunset. The pool is heated from approximately Thanksgiving to Easter only and is set no higher than 82 degrees. During colder weather, we cannot guarantee that the pool can be maintained to that degree. No refunds will be offered if the pool temperature cannot be maintained due to unusually cold weather. No refunds will be granted for pool malfunctions, or for circumstances beyond the owner’s control.
Because there are no lifeguards, monitors, or other attendants at the pool the Guest is expressly responsible for their own safety, as well as family members and guests, while using the pool and in so using or permitting to be used, specifically waives any and all liability claims, expressed or implied, against the property owner or the Condominium Association. No Guest shall permit any person under 14 to be in or around the pool unless they provide an attendant who is able to protect such juvenile in case of difficulty in or around the water.

15. Occupancy
The maximum occupancy is 6 persons. Large gatherings are not permitted on the premises. If the occupancy exceeds 6 persons, it will result in the Guest’s immediate eviction, and loss of all monies collected.
16. Minimum Age
Reservations will only be accepted by adults over the age of 25. All rental reservations must be accompanied by an adult 25 years or older. You will forfeit any down payments, security deposit and rental fees if this rule is not abided by and you may also be evicted from the premises. A parent or guardian must be staying in the unit at all times. Reservations made under false pretence are null and void and will not be allowed. This policy includes reservations made by parents or guardians who do not check in, and/or who leave overnight during the length of the stay.

17. Noise Ordinance
Anna Maria Island has a zero tolerance for noise after 10 PM. Please show consideration for your neighbors. If a neighbor complains about excessive noise the Police Department has no choice but to file a complaint. Any tickets issued for noise violations will be the responsibility of the guest and may result in immediate eviction with no refunds of rent or deposits.

18. Amenities
The owner does their best to provide an accurate description of the property’s amenities and condition, but cannot be held responsible if the Guest is dissatisfied with the accommodations.

19. Maintenance
Every effort is made to keep the unit clean and maintain all equipment in good working order. Occasionally even the newest or best maintained equipment malfunctions. Please report any maintenance problems as soon as possible. No refunds will be given for power outages or mechanical failure of equipment/appliances or amenities. The Guest agrees to allow employees, vendors, contractors, or subcontractors’ access to the unit to make necessary repairs or improvements; repairs will be made as soon as possible during normal business hours. If it is found that the equipment is not working due to Guest misuse, oversight, or negligence, the Guest will be responsible for any incurred service charges.

20. Internet Service
The unit offers wireless high-speed internet service. However, due to various personal computer configurations, the owner can only guarantee that the service is provided in line with the provider’s service level agreements. The owner does not have the expertise to configure computers to accommodate the service but will do their best to assist the Guest, but they will not be held responsible, or issue a refund, if the Guest is unable to use the service.

21. Telephone
The property is equipped with a telephone; local calls are free of charge. A calling card is required to make long distance or international phone calls.

22. Parking
The property has two parking spaces located directly under the unit. Recreational vehicles (RVs), motor homes, trucks, trailers, etc. are not permitted on the property. If you have a boat, you must receive permission in advance from the property owner to bring it as the parking requirements need to be adhered to and it must fit within one of the designated parking spaces for the condo.

23. Condominium Association
The Guest shall abide by all applicable rules, restrictions, and regulations that may now, or hereafter, apply, including, but not limited to, provisions of the Condominium Association’s declarations, bylaws, rules, and regulations. The Guest shall not permit any disturbing noises in the building, nor interfere with the right, comfort, or convenience of other occupants of the condominium building. A copy of the Association rules can be provided before booking if requested.

24. Items Left On-Site
The property owner will not be held responsible for items left in the rental property. If the owner or their representative is requested to retrieve and mail items left on-site, the Guest will be responsible for any incurred fees, including shipping charges.

25. Substitution of Accommodations
In the event the reserved rental property becomes unavailable due to circumstances beyond the owner’s control, the owner reserves the right to substitute an equivalent or superior property at their discretion. If a similar property is not available, monies paid will be refunded.

26. Indemnity
The Guest indemnifies the Property Owner from and against any and all liability, loss damage and expense, including reasonable attorney fees and disbursements arising from injury to persons or damage to rental property; occasioned by the failure of the Guest to comply with any provision of law or this agreement; occasioned by any willful act of omission of the Guest or any person residing in or renting Owner’s property. Special risks may be involved when using the pool or roof deck and the Guest assumes all responsibility for themselves and their guests and for the consequences of those at risk. The Guest agrees to waive any claim whatsoever and hold harmless the Property Owner for accidents and claims resulting from accidents and or injury arising from use of the rental property and any of its equipment, porches, decks, stairs, parking area, common area, pool, roof deck, barbecue area, etc. The Guest agrees to reimburse the Property Owner for any fine or penalty which may be imposed upon the Property Owner by any court or by the Condominium/Homeowners Association, and municipality by reason of any violation upon the premises through the use thereof, or fault of the Guest herein, his agents or servants.
